For a successful sale that maximizes the vendors value, the most important thing is the pricing of your property (property valuation). Our sales teams on the Costa del Sol and Costa Blanca are constantly updated with the latest market data and will compare your property with similar sold properties on the market in order determine the value of your property. When the sale price is set, we will need to sign a sales agreement which governs the relationship between us and states our fee.
Before we can list and start the selling process, to legally market your property we will need the following documents:
A very good digital presentation is the key to sell a property in today’s market and we guarantee you a professional presentation of the highest quality. We offer an outstanding digital presence and exposure towards the biggest national and international portals. This will ensure that we cover all relevant types of buyers and nationalities and will guarantee the best possible price and the shortest possible time to closure.
First impressions are extremely important; therefore, we work to ensure that potential buyers see the very best of what your property has to offer. Our agents are always highly informed about the properties that we sell and will provide customers with the relevant information during a viewing. We consult our buyers long before they leave for a viewing trip to Spain and we scrutinize properties at hand to arrange the best possible viewings. This is to avoid wasting your time with viewings with anyone who isn’t genuinely interested. We will also spend time showing clients the best that your area has to offer in order to give the potential buyer the best insight and overall impression of what could be his next home.
At Propertissimo the client is always in focus. As a vender you will get feedback after every viewing and will be updated on the situation continuously for maximum comfort during the selling process.
When you and the buyer reach agreement, a reservation contract is prepared stating the price, take-over date and other pertinent facts. At this stage, the buyer pays a deposit to the agent confirm his/her intention to purchase the property. After the buyers legal due diligence is finalised, the private purchase contract is signed and normally 10% of the sales price. The third and final step is to sign title deeds (Escritura Pública de Compraventa) at the Public Notary which finalises the sale. There are still a few more steps before you’ve finished the paperwork, but with the help of Propertissimo or your lawyer the process can be completed swiftly. The final tasks will include changing the name on utility agreements, declarations, tax paperwork and so forth.
